Coventry is not one housing market, it is several, and the type of house you have largely decides what is realistic. Parker Grears builds rear, side, kitchen and double storey extensions across the city from our base in Nuneaton, twenty minutes up the road, with one contractor responsible for the design, the Coventry City Council application, building control and the build.

Kitchen extension with bifolds, Wolvey
A rear extension on a 1930s Coundon semi is a completely different job from opening up a Victorian terrace in Earlsdon with no side access, or extending one of the post war rebuild properties that make up so much of the city. We price and plan each one on its own terms.
Earlsdon, Stoke, Foleshill and Radford. Usually no side access, so materials come through the house and the side return is the space worth capturing. A side return or wraparound often adds more usable room than a straight rear extension.
Coundon, Cheylesmore, Wyken and Allesley. Generally the easiest houses in the city to extend: decent rear plots, side access on at least one side, and a layout that takes a rear extension and kitchen knock through very well.
Tile Hill, Willenhall, Binley and parts of Longford. Often built with integral or attached garages, which makes a garage conversion, or a garage plus rear extension, the most cost effective way to add space.
Coventry City Council is the local planning authority and a unitary authority, so planning and building control both sit with the same council rather than being split between district and county.
Many single storey rear extensions in the city fall within permitted development and need no full application, although building regulations approval is always required and, on a terrace or semi, a Party Wall agreement with your neighbours is almost certain. Permitted development rights are more restricted in Coventry’s conservation areas, such as Allesley village, Chapelfields, Spon End and Hill Top, and on listed buildings. We handle the application either way; you do not deal with the council, we do.
Outside any designated area the standard permitted development allowances apply in England: a single storey rear extension of up to 4 metres on a detached house or 3 metres on a semi detached or terraced house, extendable to 8 metres and 6 metres under the larger home extension prior approval route, subject to height, eaves and boundary limits. Building regulations approval is always needed, and on a semi or terrace the Party Wall etc. Act 1996 usually applies, with two months’ notice for party wall works and one month for excavation within three metres of a neighbour’s structure. We check the constraints on your address before any design work starts.
A single storey rear extension on a house in Longford, on the northern edge of the city close to our Nuneaton base. The plot was typical of the area, with a good depth of rear garden and reasonable side access, which kept the groundworks straightforward and let us bring materials through without disturbing the neighbouring property. Fixed quotation, stage payments, handed over complete.
A single storey extension combined with a knock through to open the original kitchen into the new space. This is the job we are asked about most often in Coventry: the kitchen is a narrow room at the back of the house, and the extension plus the removal of the dividing wall turns the whole rear of the ground floor into one open kitchen and dining space on a steel beam, with building control sign off handled by us.
We quote every town on the same 2026 rates. Cost is driven by size, ground conditions, structural work in the existing house, glazing and finish level, not by postcode.
A 15 to 25 m² rear or side extension, including VAT. Most kitchen diners sit here.
Find out more →25 to 40 m² of new ground floor space, often with bifolds, roof lanterns and a knock through into the existing house.
Find out more →Two floors, 40 to 60 m² in total, typically a kitchen diner below and a bedroom with en suite above.
Find out more →Figures include VAT and cover the building work finished to a good standard. Kitchens, bathrooms, bespoke glazing and landscaping are priced separately as provisional sums so you can see them. They are a realistic planning range, not a quote: your number comes from your own drawings and an itemised breakdown. See our project investment guide for the full picture.
A rear extension opening the original kitchen into one long kitchen and dining space, with roof lights over the island, the old rear wall carried on a steel beam and building control sign off handled by us. Wyken and the surrounding interwar semis take this kind of rear extension particularly well.
Nobody signs anything until the price is real. Every stage is a small step, so you are never asked for a big commitment on a vague number.
We visit, look at the property and talk through what you want. You get a written budget range built from your ideas or early drawings, at no charge.
If you need drawings we introduce architects we trust, then handle planning, building regulations and the structural engineer with them.
Before the price is fixed we recommend an independent quantity surveyor measures the final drawings line by line. It costs £240 plus VAT, refunded in full if you appoint us, and you keep the document either way.
The agreed takeoff becomes the project budget. You get a fixed quotation built from it, a written contract and stage payments tied to progress, never paid ahead of the work.
One point of contact, a schedule at the start of every week, both directors’ numbers, and any change agreed in writing before it happens. Sites are kept clean for you and your neighbours.
Building control sign off, certificates and a 5 year workmanship guarantee as standard, with an optional 10 year insurance backed guarantee available.

“They acted as main contractor and project manager on our recent renovation and sourced the highest quality subcontractors to the job. Timely responses and whenever there was an unforeseen issue, they jumped straight on it and resolved it. I would 100% recommend to others.”
“We had a new extension and kitchen and the whole project totally surpassed our expectations. Everything was done to a very high standard from start to finish. Sean and Paul were great with every detail of the project no matter how big or small.”
“Sean, Paul and the entire team were amazing during our kitchen renovation. The building work was completed on time, and even managed to resolve an unexpected problem we encountered along the way. All the guys left our house clean and tidy during and after the work was completed.”
Often not. Many single storey rear extensions fall within permitted development. Conservation areas, listed buildings and anything double storey usually need a full application to Coventry City Council, which takes around eight weeks. We check this before quoting.
Yes. It changes the logistics rather than the feasibility: materials come through the property and we protect the route. On a terrace of this type the side return is usually the space worth capturing.
We quote Coventry on the same 2026 rates we use across Warwickshire: most 15 to 25 m² single storey extensions come out between £50,000 and £80,000 including VAT, larger single storey or wraparound extensions between £80,000 and £130,000, and double storey extensions between £110,000 and £175,000.
Right across the city and the villages around it: Earlsdon, Coundon, Cheylesmore, Wyken, Stoke, Longford, Foleshill, Radford, Allesley, Tile Hill, Binley, Walsgrave and Keresley, as well as Bedworth on the northern edge.
Roughly 10 to 14 weeks on site for a single storey rear extension, 16 to 22 weeks for a double storey extension and 4 to 6 weeks for a standard garage conversion. Planning determination, where needed, is separate and normally takes around eight weeks from validation. You get a written programme with the quotation and a schedule at the start of every week.
A 5 year company workmanship guarantee as standard, with an optional 10 year insurance backed guarantee available. Every extension is signed off by building control and you receive the completion certificate.

We will come out, look at the property, talk through what is realistic and give you a written budget range at no charge. Call, WhatsApp or send the form and Sean or Paul will come back to you within one working day.
