House Extensions in Rugby

Rugby has changed faster than most Warwickshire towns over the last decade. Alongside the Victorian and Edwardian streets near the town centre and the inter-war semis of Bilton and Hillmorton, there is a large amount of recent estate housing at Cawston, Brownsover and Houlton. Those two ends of the market need very different approaches, and we price each accordingly.
What Rugby housing stock means for your extension
Victorian and Edwardian terraces near the centre
Typically no side access, so materials come through the house and the side return is the space worth capturing. On this type of property a side return or wraparound usually adds more usable room than a straight rear extension.
Inter-war and 1930s semis
Common through Bilton, Hillmorton and Newbold-on-Avon. Generally the most straightforward properties to extend, with decent rear plots and side access on at least one side. A rear extension with a kitchen knock-through is the most common brief we get on these.
Modern estate housing
Cawston, Brownsover and Houlton. Newer properties often have tighter plots and estate-wide design considerations, and some carry restrictive covenants from the developer that sit separately from planning permission. It is worth checking your deeds early, and we will flag it if we spot it.
Planning permission for a Rugby extension
Rugby is covered by Rugby Borough Council as the local planning authority.
Many single-storey rear extensions fall under Permitted Development and need no full application, though you will still need building regulations approval and, on a terrace or semi, almost certainly a Party Wall agreement with your neighbours. Permitted Development rights are more restricted in conservation areas and on listed buildings, and some newer estates have additional conditions attached to the original planning consent.

- Single storey side or side return (8 to 15 m²) — £18,000 to £42,000
- Double storey rear (30 to 45 m²) — £85,000 to £140,000
