Extending in Kenilworth is a different exercise from extending on a post war estate. The town has a dense historic core around Abbey Fields and the castle, Victorian and Edwardian villas along Warwick Road, substantial interwar housing and good quality modern development. Parker Grears builds across all of it, with one contractor responsible for design, the Warwick District Council application, building control and the build.

Kitchen extension with island and roof lights, Nailstone
Property values in Kenilworth are high and buyers are discerning, which means a poorly detailed extension does not just look wrong, it costs you money when you sell. Matching brick, bond and mortar properly is what separates a good job from an obvious one.
Warwick Road and the streets off it. The classic Kenilworth project is a rear extension infilling the side return or replacing a poor quality later addition, opening the kitchen into the garden. Solid walls, shallow foundations and lime mortar all change how the job is priced and built.
Well suited to a single storey rear extension creating an open plan kitchen diner, or a double storey extension where a fourth bedroom or second bathroom is the driver.
At the edges of the town. Regular plots and attached garages make garage conversions and rear extensions efficient and predictable.
Your planning authority is Warwick District Council. Kenilworth’s conservation areas cover the area around the castle and Abbey Fields and the older parts of the town centre, and there are a significant number of listed buildings, with the castle itself a scheduled monument.
Inside a conservation area permitted development rights are reduced: side extensions and most roof alterations require full planning permission, and the council assesses materials, window proportions and roof form properly. On a listed building, listed building consent is required in addition to planning permission and applies to internal alterations as well as external ones. Near the castle and Abbey Fields the setting of heritage assets is a material consideration even where your own property is not designated. We establish which regime applies to your address before any design work starts.
Outside any designated area the standard permitted development allowances apply in England: a single storey rear extension of up to 4 metres on a detached house or 3 metres on a semi detached or terraced house, extendable to 8 metres and 6 metres under the larger home extension prior approval route, subject to height, eaves and boundary limits. Building regulations approval is always needed, and on a semi or terrace the Party Wall etc. Act 1996 usually applies, with two months’ notice for party wall works and one month for excavation within three metres of a neighbour’s structure. We check the constraints on your address before any design work starts.
Solid walls rather than cavity walls change how you insulate and how you meet Part L without causing condensation problems. We detail it properly rather than copying a modern specification onto a Victorian wall.
Victorian foundations are often shallow, which affects how a new extension is founded and whether any underpinning is needed where the new structure meets the old. We investigate first and price for it.
Lime mortar should not be repointed in cement, and the brick, bond and joint on the new work should match the original. The conservation officer will notice, and so will the eventual buyer.
Original sash and casement proportions matter to the conservation officer and to the value of the house. We work with your architect so the new openings sit comfortably with the old.
We quote every town on the same 2026 rates. Cost is driven by size, ground conditions, structural work in the existing house, glazing and finish level, not by postcode. Period property and conservation area work generally costs more per square metre than modern stock because of matching materials, more careful detailing and the structural unknowns that come with older buildings. We price for them properly rather than discovering them halfway through.
A 15 to 25 m² rear or side extension, including VAT. Most kitchen diners sit here.
Find out more →25 to 40 m² of new ground floor space, often with bifolds, roof lanterns and a knock through into the existing house.
Find out more →Two floors, 40 to 60 m² in total, typically a kitchen diner below and a bedroom with en suite above.
Find out more →Figures include VAT and cover the building work finished to a good standard. Kitchens, bathrooms, bespoke glazing and landscaping are priced separately as provisional sums so you can see them. They are a realistic planning range, not a quote: your number comes from your own drawings and an itemised breakdown. See our project investment guide for the full picture.
A rear extension opening the original kitchen into one long kitchen and dining space with roof lights over the island, the old rear wall carried on a steel beam and building control sign off handled by us.
Nobody signs anything until the price is real. Every stage is a small step, so you are never asked for a big commitment on a vague number.
We visit, look at the property and talk through what you want. You get a written budget range built from your ideas or early drawings, at no charge.
If you need drawings we introduce architects we trust, then handle planning, building regulations and the structural engineer with them.
Before the price is fixed we recommend an independent quantity surveyor measures the final drawings line by line. It costs £240 plus VAT, refunded in full if you appoint us, and you keep the document either way.
The agreed takeoff becomes the project budget. You get a fixed quotation built from it, a written contract and stage payments tied to progress, never paid ahead of the work.
One point of contact, a schedule at the start of every week, both directors’ numbers, and any change agreed in writing before it happens. Sites are kept clean for you and your neighbours.
Building control sign off, certificates and a 5 year workmanship guarantee as standard, with an optional 10 year insurance backed guarantee available.

“Sean and Paul took control of every minor detail so that we could sit back and relax. Even with the roof being lifted off the house, minimal disruption occurred. Further structural work was uncovered during the build and dealt with accordingly without impacting the final budget.”
“We had a new extension and kitchen and the whole project totally surpassed our expectations. Everything was done to a very high standard from start to finish. Sean and Paul were great with every detail of the project no matter how big or small.”
“At the start of each week we were given a schedule and that’s what happened, no false promises made. Their attention to detail, costs, and timing was just right, it felt like they were doing the work on their own properties they took so much care.”
Yes, but you will almost always need full planning permission from Warwick District Council rather than relying on permitted development, and the design will be assessed on form, proportion and materials. Sympathetic, well detailed schemes are routinely approved; poorly matched ones are not.
If your property is listed, yes, and it is required for internal alterations too, including removing walls, replacing windows or altering staircases. It is a separate consent from planning permission and both may be needed.
A householder planning application is normally determined in around eight weeks from validation. Conservation area and listed building applications can take longer where the conservation officer requests amendments. Build time is separate: typically 10 to 14 weeks for a single storey extension and 16 to 22 weeks for a double storey.
