House extensions in Lutterworth, from the conservation area to the new estates

Lutterworth is a Leicestershire market town with a clearly layered housing stock, and which layer your house sits in decides what kind of extension makes sense. Parker Grears builds across the town and the surrounding villages from our base in Nuneaton, about twenty minutes away, and our flagship Wolvey project is only a few miles down the road.

What suits Lutterworth housing

A Georgian and Victorian core around High Street, Church Street and Market Street; a ring of interwar and post war housing; and a substantial band of late twentieth century and modern estate development out towards Bitteswell Road and the A426.

Modern estate housing

Towards Bitteswell Road and the A426. Regular plots, predictable foundations and frequently an integral or attached garage. Rear extensions and garage conversions are both straightforward and good value here.

Interwar and post war semis

Generous rear gardens suit a single storey rear extension opening the kitchen into a kitchen diner, usually within permitted development.

Georgian and Victorian town centre property

Solid walls rather than cavity walls, shallow foundations and lime mortar all change how a job is priced and built. Rear and side return infills work well when detailed properly, and the conservation area applies.

Village property

Bitteswell, Misterton, Gilmorton and Walcote. Often larger plots, but check for conservation area coverage before assuming permitted development.

Planning permission for an extension in Lutterworth

Your planning authority is Harborough District Council. The key local constraint is the Lutterworth conservation area, which covers the historic town centre including High Street, Church Street, Market Street and the area around St Mary’s Church. Inside it permitted development rights are reduced, side extensions and roof alterations normally need full planning permission, and materials and window proportions are assessed rather than waved through. There are also listed buildings in the town centre, where listed building consent is required in addition to planning permission and applies to internal alterations too.

Outside any designated area the standard permitted development allowances apply in England: a single storey rear extension of up to 4 metres on a detached house or 3 metres on a semi detached or terraced house, extendable to 8 metres and 6 metres under the larger home extension prior approval route, subject to height, eaves and boundary limits. Building regulations approval is always needed, and on a semi or terrace the Party Wall etc. Act 1996 usually applies, with two months’ notice for party wall works and one month for excavation within three metres of a neighbour’s structure. We check the constraints on your address before any design work starts.

Our flagship project is a few miles away in Wolvey

The Wolvey bungalow remodel is the project we show every client: a tired two bedroom bungalow taken back to brick and rebuilt as a four bedroom family home, with a new roof structure, a first floor, a rear extension with bifolds and an open plan kitchen and living space, all delivered on programme as principal contractor.

Wolvey is ten minutes from Lutterworth, so the same team, suppliers and structural engineer are already working on this side of the county.

What a house extension costs in Lutterworth in 2026

We quote every town on the same 2026 rates. Cost is driven by size, ground conditions, structural work in the existing house, glazing and finish level, not by postcode. Period property in the conservation area generally costs more per square metre than modern estate stock because of matching materials and structural unknowns.

Figures include VAT and cover the building work finished to a good standard. Kitchens, bathrooms, bespoke glazing and landscaping are priced separately as provisional sums so you can see them. They are a realistic planning range, not a quote: your number comes from your own drawings and an itemised breakdown. See our project investment guide for the full picture.

How a project runs with us

Nobody signs anything until the price is real. Every stage is a small step, so you are never asked for a big commitment on a vague number.

Free consultation and budget

We visit, look at the property and talk through what you want. You get a written budget range built from your ideas or early drawings, at no charge.

Design and approvals

If you need drawings we introduce architects we trust, then handle planning, building regulations and the structural engineer with them.

Fixed quotation and contract

The agreed takeoff becomes the project budget. You get a fixed quotation built from it, a written contract and stage payments tied to progress, never paid ahead of the work.

“Sean and Paul took control of every minor detail so that we could sit back and relax. Even with the roof being lifted off the house, minimal disruption occurred. Further structural work was uncovered during the build and dealt with accordingly without impacting the final budget.”

Common questions about extending in Lutterworth

Do I need planning permission to extend in Lutterworth?

Often not. On the modern and post war estates a modest single storey rear extension usually falls within permitted development. If your property is in the Lutterworth conservation area or is listed, a full application to Harborough District Council will normally be required, determined in around eight weeks.

How much does an extension cost in Lutterworth?

Most 15 to 25 m² single storey extensions come out between £50,000 and £80,000 including VAT, larger single storey or wraparound extensions between £80,000 and £130,000, and double storey extensions between £110,000 and £175,000. Period property can carry extra cost for matching materials, shown as its own lines.

Which areas around Lutterworth do you cover?

Lutterworth itself plus Bitteswell, Misterton, Gilmorton, Walcote, Ullesthorpe, Broughton Astley, Wolvey and across south Leicestershire and Warwickshire.

How long does an extension take?

Roughly 10 to 14 weeks on site for a single storey rear extension, 16 to 22 weeks for a double storey extension and 4 to 6 weeks for a standard garage conversion. Planning determination, where needed, is separate and normally takes around eight weeks from validation. You get a written programme with the quotation and a schedule at the start of every week.

How do you price the work?

A written budget range first, at no charge. When drawings are final we recommend an independent QS takeoff at £240 plus VAT, refunded in full if you appoint us, and the fixed quotation is built from it with stage payments tied to progress. You keep the takeoff document either way.

What guarantee do you give?

A 5 year company workmanship guarantee as standard, with an optional 10 year insurance backed guarantee available. Every extension is signed off by building control and you receive the completion certificate.
