House Extensions in Coventry

Parker Grears Developments builds house extensions across Coventry, from the Victorian terraces of Earlsdon and Stoke to the post-war semis of Coundon, Longford and Tile Hill. That matters in Coventry more than in most places, because the housing stock here is unusually mixed. A rear extension on a 1930s Coundon semi is a completely different job from opening up a Victorian terrace in Earlsdon with no side access, or extending one of the post-war rebuild properties that make up so much of the city. Single-storey extension, Longford (2025)

A single-storey rear extension on a property in Longford, completed in 2025. Longford sits on the northern edge of the city, close to our Nuneaton base, and the plot was typical of the area: a good depth of rear garden with reasonable access down the side, which kept the groundworks straightforward and let us bring materials through without disturbing the neighbouring property. Fixed price, stage payments, handed over complete.

Kitchen knock-through and single-storey extension, Clovelly Road, Wyken (2021)

A single-storey extension combined with a knock-through to open the kitchen into the new space. This is the job we are asked about most often in Coventry: the original kitchen is a separate, fairly narrow room at the back of the house, and the extension plus removal of the dividing wall turns the whole rear of the ground floor into one open kitchen-dining space. Structural work of this kind needs a steel beam and building control sign-off, both of which we handle in-house. Wyken is largely inter-war and post-war semi-detached housing, which takes this kind of rear extension and knock-through particularly well.

What Coventry housing stock means for your extension

Coventry is not one housing market, it is several, and the type of house you own largely determines what is realistic.

Victorian and Edwardian terraces

Common in Earlsdon, Stoke, Foleshill and Radford. Usually no side access, so materials come through the house and the side return is the space worth capturing. A side return or wraparound often adds more usable room than a straight rear extension.

1930s semis

Common in Coundon, Cheylesmore, Wyken and Allesley. Generally the easiest to extend: decent rear plots, side access on at least one side, and the original layout takes a rear extension and knock-through well.

Post-war and 1960s to 1970s housing

Common in Tile Hill, Willenhall, Binley and parts of Longford. Often built with integral or attached garages, which makes a garage conversion, or a garage-plus-extension combination, the most cost-effective way to add space.

Planning permission for a Coventry extension

Coventry is covered by Coventry City Council as the local planning authority. It is a unitary authority, so planning and building control both sit with the same council rather than being split between district and county.

Many single-storey rear extensions fall under Permitted Development and need no full application, though you will still need building regulations approval and, on a terrace or semi, almost certainly a Party Wall agreement with your neighbours. Permitted Development rights are more restricted if your property sits in one of Coventry’s conservation areas or is listed, so it is worth checking before you plan anything.

  • Single storey side or side return (8 to 15 m²) — £18,000 to £42,000

Common questions about extending in Coventry

Do I need planning permission for a rear extension in Coventry?

Often not. Many single-storey rear extensions fall under Permitted Development. But conservation areas, listed buildings and anything two-storey usually do require a full application to Coventry City Council. We check this before quoting.
