£240 plus VAT

Measured line by line from your final drawings, refunded in full if you appoint us. On a renovation it is the best protection you have against an open ended budget.

Figures include VAT and cover the building work finished to a good standard. Kitchens, bathrooms, bespoke glazing and landscaping are priced separately as provisional sums so you can see them. They are a realistic planning range, not a quote: your number comes from your own drawings and an itemised breakdown. See our project investment guide for the full picture.

How a project runs with us

Nobody signs anything until the price is real. Every stage is a small step, so you are never asked for a big commitment on a vague number.

Free consultation and budget

We visit, look at the property and talk through what you want. You get a written budget range built from your ideas or early drawings, at no charge.

Design and approvals

If you need drawings we introduce architects we trust, then handle planning, building regulations and the structural engineer with them.

Independent QS takeoff

Before the price is fixed we recommend an independent quantity surveyor measures the final drawings line by line. It costs £240 plus VAT, refunded in full if you appoint us, and you keep the document either way.

Fixed quotation and contract

The agreed takeoff becomes the project budget. You get a fixed quotation built from it, a written contract and stage payments tied to progress, never paid ahead of the work.

The build

One point of contact, a schedule at the start of every week, both directors’ numbers, and any change agreed in writing before it happens. Sites are kept clean for you and your neighbours.

Handover and guarantee

Building control sign off, certificates and a 5 year workmanship guarantee as standard, with an optional 10 year insurance backed guarantee available.

How much does a whole house renovation cost?

A major extension combined with a full remodel, or a back to brick transformation like our Wolvey project, typically sits between £200,000 and £500,000 including VAT. Smaller internal remodels, such as a knock through with steels or a kitchen and bathroom refurbishment, usually fall between £15,000 and £100,000. Every project is priced from your drawings and an itemised breakdown.

Can you remove a load bearing wall?

Yes. Knock throughs, chimney breast removals and opening up the ground floor on steel beams are the structural jobs we do most. Each one is designed by a structural engineer, built on temporary works and inspected by building control, and you receive the certificate at the end.

Do you do loft conversions?

Yes. Dormer, hip to gable and roof light conversions, including the structural floor, the staircase and the fire protection that building regulations require. One of our Google reviews is from a client whose loft conversion we completed.

Do I need planning permission for a renovation?

Internal work does not need planning permission. Changes to the outside of the house, loft conversions with dormers, and anything on a listed building or in a conservation area may do. Building regulations apply to structural work, new bathrooms, electrics and insulation whether or not planning is needed, and we handle both.

How do you manage a project with so many trades?

As principal contractor. Our own team does the structural and building work, and we bring in established specialist trades for electrics, plumbing, plastering, roofing and joinery. One programme, one point of contact, both directors’ numbers, and a schedule at the start of every week.

Can we live in the house during a renovation?

For a single room or a knock through, yes. For a full remodel with the roof off and the floors up, as at Wolvey, it is usually better to move out for part of the programme. We will tell you honestly at the start which it is.
