Why the kitchen should lead the design
A kitchen extension is really two projects that have to agree with each other: the building and the kitchen. Where the island sits decides where the drainage, electrics and extraction go. The height of the lantern decides where the wall units can run. The width of the bifolds decides how much wall is left for the tall units.
So we start with the kitchen layout, not the brickwork. If you already have a kitchen designer we work with their drawings. If you do not, we can introduce suppliers we have worked with and sit in on the design so nothing is drawn that cannot be built within the budget.
The result is a kitchen that fits the room it was built for, rather than a room with a kitchen squeezed into it afterwards.

We visit, look at the property and talk through what you want. You get a written budget range built from your ideas or early drawings, at no charge.
Design and approvals
If you need drawings we introduce architects we trust, then handle planning, building regulations and the structural engineer with them.
Independent QS takeoff
Before the price is fixed we recommend an independent quantity surveyor measures the final drawings line by line. It costs £240 plus VAT, refunded in full if you appoint us, and you keep the document either way.
Fixed quotation and contract
The agreed takeoff becomes the project budget. You get a fixed quotation built from it, a written contract and stage payments tied to progress, never paid ahead of the work.
The build
One point of contact, a schedule at the start of every week, both directors’ numbers, and any change agreed in writing before it happens. Sites are kept clean for you and your neighbours.
Handover and guarantee
Building control sign off, certificates and a 5 year workmanship guarantee as standard, with an optional 10 year insurance backed guarantee available.

How much does a kitchen extension cost in Nuneaton?
The building work for a 15 to 25 m² kitchen extension typically comes out between £50,000 and £80,000 including VAT, and £80,000 to £130,000 for a larger or wraparound extension. The kitchen itself is on top of that and depends entirely on what you choose: we show it as a provisional sum so you can see exactly what is building work and what is kitchen.
Do you fit the kitchen as well?
Yes, if you want us to. We can coordinate the kitchen supplier’s design with the building work so the services, floor levels and island position are right first time, then fit the kitchen as part of the project. Many clients buy the kitchen themselves and we fit it; either works.
Where should the island go?
Decide it before the drawings are finalised. The island position sets where the electrics, drainage for a sink and the extraction route go, and moving it after first fix is expensive. We walk this through with you and the kitchen designer at the start.
Can the old kitchen stay in use during the build?
Usually until the last three or four weeks. The extension is built as a sealed shell first and the knock through comes at the end. We set up a temporary kitchen for you for the final stretch.
Flat roof with a lantern or a vaulted ceiling?
A flat warm roof with a lantern or large roof lights is the most common choice and keeps the extension within permitted development height limits. A vaulted ceiling with roof windows gives a more dramatic room on a detached house with the height to suit it. We will show you both options with real costs.
How long does a kitchen extension take?
Typically 12 to 16 weeks on site including the kitchen fit, depending on size and specification, plus design and approvals before that. We give you a written programme with the quotation and a schedule at the start of every week.
