House Extensions in Atherstone

Atherstone is an old market town strung along Watling Street, and its housing reflects that: Georgian and Victorian property through the older centre, Victorian terraces built around the hatting and textile trades, and later twentieth-century housing spreading out towards Mancetter and Hartshill. Older town-centre property

Parts of central Atherstone are within a conservation area and some buildings are listed, which restricts Permitted Development rights and can affect materials, window styles and rooflines. It does not mean you cannot extend, but it does mean the design has to be right first time. We check the designation before we quote.

Victorian terraces

Usually no side access, so materials come through the house. The side return is generally the space worth capturing, and solid-wall construction of this age often needs a different insulation approach from modern cavity walls.

Later twentieth-century housing

Towards Mancetter, Hartshill and the newer edges of the town. Generally straightforward to extend, with reasonable plots, side access and, in many cases, an attached garage that can be converted or built over.

Planning permission for an Atherstone extension

Atherstone is covered by North Warwickshire Borough Council as the local planning authority.

Many single-storey rear extensions fall under Permitted Development, but Atherstone has more conservation-area and listed property than most towns of its size, and in those areas Permitted Development rights are reduced or removed. You will also need building regulations approval, and on a terrace or semi a Party Wall agreement with your neighbours.

Can I extend a property in the conservation area?

Usually yes, but the application is more detailed and the council will look closely at materials, proportions and rooflines. Permitted Development rights are reduced in these areas, so assume you will need a full application.

Do you work on older and listed buildings?

Yes. Older solid-wall property needs different detailing from modern construction, particularly around insulation and damp. Listed buildings need listed building consent in addition to planning permission, which we handle.

How long does an extension take?

A single-storey rear extension typically runs 10 to 14 weeks on site once we start. Conservation-area and listed work can take longer to get through planning, so we build that into the programme.
