House extensions in Market Bosworth, where we already build

Market Bosworth is a small, heavily protected Leicestershire market town, and that shapes almost every extension here. It is also where some of our best recent work is: a double storey extension and kitchen in Nailstone and a phased new build scheme at Cadeby, both a couple of miles from the Market Place. Parker Grears builds across the town and the villages as one contractor responsible for design, the Hinckley and Bosworth application and the build.

What suits Market Bosworth housing

The Georgian and Victorian fabric around the Market Place, Main Street and Park Street sits within a conservation area, the town has a notable concentration of listed buildings for its size, and Bosworth Hall and its parkland form a significant heritage setting. Around that core there is a band of later housing where the constraints ease considerably.

Period property around the Market Place

Solid walls rather than cavity walls, shallow foundations and lime mortar. Matching brick, bond and mortar is what separates a good job from an obvious one. Rear extensions and side return infills are the usual answer.

Later twentieth century and modern housing

At the town edges. Regular plots, predictable foundations and often an attached garage. Rear extensions and garage conversions both work well, usually within permitted development.

Village and rural property

Carlton, Shenton, Sutton Cheney, Nailstone, Cadeby and Congerstone. Larger plots, but check for conservation area coverage and heritage setting before assuming permitted development.

Planning permission for an extension in Market Bosworth

Your planning authority is Hinckley and Bosworth Borough Council. The Market Bosworth conservation area covers the historic centre, and inside it permitted development rights are reduced: side extensions and most roof alterations require full planning permission, cladding is restricted, and the council assesses materials, window proportions and roof form properly. Listed building consent is needed where a property is listed, and that includes internal alterations such as removing walls or replacing windows.

Because the town is small and the designated area is proportionally large, it is worth confirming your address before assuming anything. We do that before any design work.

Outside any designated area the standard permitted development allowances apply in England: a single storey rear extension of up to 4 metres on a detached house or 3 metres on a semi detached or terraced house, extendable to 8 metres and 6 metres under the larger home extension prior approval route, subject to height, eaves and boundary limits. Building regulations approval is always needed, and on a semi or terrace the Party Wall etc. Act 1996 usually applies, with two months’ notice for party wall works and one month for excavation within three metres of a neighbour’s structure. We check the constraints on your address before any design work starts.

Recent work around Market Bosworth

Double storey extension and kitchen, Nailstone

A two storey rear extension with white render, a slate roof and bifolds opening onto the garden, with an open plan kitchen diner on the ground floor and the new rooms above, designed to read as part of the house rather than an addition. It is the extension we show most often, and it is two miles from the Market Place.

Phased extension and new build double garage, Cadeby

A phased scheme at Cadeby: phase one, a new build double garage, is complete and the next phase is under way. Phasing lets the client live on site and spread the cost, and it is a good example of how we programme larger projects in the villages.

What a house extension costs in Market Bosworth in 2026

We quote every town on the same 2026 rates. Cost is driven by size, ground conditions, structural work in the existing house, glazing and finish level, not by postcode. Conservation area and period work costs more per square metre than modern stock because of matching materials, more careful detailing and the structural unknowns that come with older buildings. We price that properly rather than discovering it halfway through.

Figures include VAT and cover the building work finished to a good standard. Kitchens, bathrooms, bespoke glazing and landscaping are priced separately as provisional sums so you can see them. They are a realistic planning range, not a quote: your number comes from your own drawings and an itemised breakdown. See our project investment guide for the full picture.

How a project runs with us

Nobody signs anything until the price is real. Every stage is a small step, so you are never asked for a big commitment on a vague number.

Free consultation and budget

We visit, look at the property and talk through what you want. You get a written budget range built from your ideas or early drawings, at no charge.

Design and approvals

If you need drawings we introduce architects we trust, then handle planning, building regulations and the structural engineer with them.

Independent QS takeoff

Before the price is fixed we recommend an independent quantity surveyor measures the final drawings line by line. It costs £240 plus VAT, refunded in full if you appoint us, and you keep the document either way.

Fixed quotation and contract

The agreed takeoff becomes the project budget. You get a fixed quotation built from it, a written contract and stage payments tied to progress, never paid ahead of the work.

The build

One point of contact, a schedule at the start of every week, both directors’ numbers, and any change agreed in writing before it happens. Sites are kept clean for you and your neighbours.

Handover and guarantee

Building control sign off, certificates and a 5 year workmanship guarantee as standard, with an optional 10 year insurance backed guarantee available.

“At the start of each week we were given a schedule and that’s what happened, no false promises made. Their attention to detail, costs, and timing was just right, it felt like they were doing the work on their own properties they took so much care.”

“Sean and Paul took control of every minor detail so that we could sit back and relax. Even with the roof being lifted off the house, minimal disruption occurred. Further structural work was uncovered during the build and dealt with accordingly without impacting the final budget.”

Common questions about extending in Market Bosworth

Is my house in the Market Bosworth conservation area?

The designated area covers the historic core around the Market Place, Main Street, Park Street and Church Street. Because the town is compact, a large share of its older housing falls inside it. Hinckley and Bosworth Borough Council holds the definitive boundary, and we check it for your address before any design work.

Do I need permission to convert my garage?

Converting an integral or attached garage is usually permitted development outside the conservation area, provided you are not enlarging the building. Building regulations approval is always required, because the floor, walls, insulation, ventilation and often drainage must all be brought up to habitable standard.

How much does an extension cost in Market Bosworth?

Most 15 to 25 m² single storey extensions come out between £50,000 and £80,000 including VAT, larger single storey or wraparound extensions between £80,000 and £130,000, and double storey extensions between £110,000 and £175,000. Period property can carry extra cost for matching materials, shown as its own lines.

Which villages do you cover around Market Bosworth?

Nailstone, Cadeby, Carlton, Shenton, Sutton Cheney, Congerstone, Barton in the Beans, Newbold Verdon, Desford and across the borough to Hinckley.

How long does an extension take?

Roughly 10 to 14 weeks on site for a single storey rear extension, 16 to 22 weeks for a double storey extension and 4 to 6 weeks for a standard garage conversion. Planning determination, where needed, is separate and normally takes around eight weeks from validation. You get a written programme with the quotation and a schedule at the start of every week.

What guarantee do you give?

A 5 year company workmanship guarantee as standard, with an optional 10 year insurance backed guarantee available. Every extension is signed off by building control and you receive the completion certificate.
