What Hinckley housing means for your extension

Hinckley grew around the hosiery and boot trades, and the housing shows it: Victorian and Edwardian terraces close to the centre, interwar semis along the main roads out of town, and a large amount of post war and modern estate housing in Burbage, Barwell and Earl Shilton. Each one takes a different kind of extension.

Victorian and Edwardian terraces

Usually no side access, so materials come through the house and the side return is the space worth capturing. A side return or wraparound often adds more usable room than a straight rear extension. Solid walls need a different insulation approach from modern cavity walls.

Interwar and 1930s semis

Common along Coventry Road, Rugby Road and through Burbage. The most straightforward houses to extend: decent rear plots, side access on at least one side, and a layout that takes a rear extension and kitchen knock through well.

Post war and modern estates

Barwell, Earl Shilton, Sketchley and the newer edges of Burbage. Regular plots, predictable foundations and often an attached garage, which makes a garage conversion or a garage plus rear extension the most cost effective route to more space.

Planning permission for an extension in Hinckley

Your planning authority is Hinckley and Bosworth Borough Council. Hinckley has a town centre conservation area around Castle Street and the older streets off it, and there are listed buildings in the centre and in the villages, where permitted development rights are reduced and the design has to be right first time. Burbage also has a conservation area around its village core.

Most of the extensions we build in Hinckley are on the interwar and post war stock outside those areas, where a modest single storey rear extension usually falls within permitted development and a double storey extension needs a householder application, normally determined in around eight weeks. We handle the application with your architect either way.

Outside any designated area the standard permitted development allowances apply in England: a single storey rear extension of up to 4 metres on a detached house or 3 metres on a semi detached or terraced house, extendable to 8 metres and 6 metres under the larger home extension prior approval route, subject to height, eaves and boundary limits. Building regulations approval is always needed, and on a semi or terrace the Party Wall etc. Act 1996 usually applies, with two months’ notice for party wall works and one month for excavation within three metres of a neighbour’s structure. We check the constraints on your address before any design work starts.

Recent work in and around Hinckley

We recently carried out major structural alterations on a house in Hinckley: load bearing walls removed and the ground floor reconfigured on steel beams designed by a structural engineer, built on temporary works and signed off by building control. It is a good example of the heavier structural work we manage as principal contractor.

We have also delivered groundworks, play areas and external works for a nursery in Hinckley, and extensions in nearby Stoke Golding and Nailstone, so the team knows the ground conditions, the suppliers and the council on this side of the border.

Hinckley is ten minutes from our yard, which means the same people are on your site from the first day to the last.

Figures include VAT and cover the building work finished to a good standard. Kitchens, bathrooms, bespoke glazing and landscaping are priced separately as provisional sums so you can see them. They are a realistic planning range, not a quote: your number comes from your own drawings and an itemised breakdown. See our project investment guide for the full picture.

“They acted as main contractor and project manager on our recent renovation and sourced the highest quality subcontractors to the job. Timely responses and whenever there was an unforeseen issue, they jumped straight on it and resolved it. I would 100% recommend to others.”

“Sean and Paul took control of every minor detail so that we could sit back and relax. Even with the roof being lifted off the house, minimal disruption occurred. Further structural work was uncovered during the build and dealt with accordingly without impacting the final budget.”

Common questions about extending in Hinckley

Do I need planning permission for an extension in Hinckley?

Often not for a single storey rear extension on a house outside the conservation areas, which usually falls within permitted development. Double storey extensions, side extensions over half the width of the original house, and anything in the Hinckley or Burbage conservation areas or on a listed building need a full application to Hinckley and Bosworth Borough Council. We check your address before design starts.

How much does a house extension cost in Hinckley?

The same as anywhere else we build: most 15 to 25 m² single storey extensions come out between £50,000 and £80,000 including VAT, larger single storey or wraparound extensions between £80,000 and £130,000, and double storey extensions between £110,000 and £175,000. Kitchens, bespoke glazing and landscaping are priced separately so you can see them.

Which parts of Hinckley do you cover?

Hinckley town centre, Burbage, Barwell, Earl Shilton, Sapcote, Sketchley, Stoney Stanton and the villages between Hinckley and Nuneaton, as well as Stoke Golding, Market Bosworth and Nailstone to the north.

How long does an extension take?

Roughly 10 to 14 weeks on site for a single storey rear extension, 16 to 22 weeks for a double storey extension and 4 to 6 weeks for a standard garage conversion. Planning determination, where needed, is separate and normally takes around eight weeks from validation. You get a written programme with the quotation and a schedule at the start of every week.

How do you price the work?

A written budget range first, at no charge. When drawings are final we recommend an independent QS takeoff at £240 plus VAT, refunded in full if you appoint us, and the fixed quotation is built from it with stage payments tied to progress. You keep the takeoff document either way.

What guarantee do you give?

A 5 year company workmanship guarantee as standard, with an optional 10 year insurance backed guarantee available. Every extension is signed off by building control and you receive the completion certificate.
