Tamworth was built largely in one push, as Birmingham overspill between the 1960s and 1980s, and that history is written into its housing stock. For anyone thinking about extending that is good news: regular plots, straightforward foundations and integral garages. Parker Grears builds across the borough from our base in Nuneaton, roughly twenty minutes away, as one contractor responsible for the design, the Tamworth Borough Council application and the build.

Double storey rear extension, Leicestershire
Large, consistent estates of semi detached, link detached and terraced homes at Glascote, Amington, Wilnecote, Belgrave and Stonydelph, with a much older core around the castle and St Editha’s.
A very large share of Tamworth’s estate housing was built with an integral or attached single garage that is now too narrow for a modern car. Converting it is consistently the lowest cost per square metre way of adding heated, usable space, and on an integral garage it often needs no planning permission at all.
The regular rear plots across Glascote, Amington, Wilnecote and Stonydelph suit a rear extension opening the kitchen into a kitchen diner, usually within permitted development.
Link detached housing frequently has a side gap or a set back garage that can be built over, adding width rather than depth. Where a fourth bedroom or second bathroom is the real requirement, going up over an existing single storey element is usually more efficient than extending outwards again.
Your planning authority is Tamworth Borough Council. Compared with the Warwickshire authorities we work under it is relatively straightforward, largely because so much of the borough is modern estate housing outside any historic designation.
The main exceptions are the conservation areas covering the town centre and the area around Tamworth Castle, the Castle Pleasure Grounds and St Editha’s Church, plus the older fabric at Bolehall and Amington. Inside a conservation area permitted development rights are reduced, side extensions and roof alterations usually need full planning permission, and materials are properly assessed. There are also listed buildings in the historic core, where listed building consent is required in addition to planning permission.
Outside any designated area the standard permitted development allowances apply in England: a single storey rear extension of up to 4 metres on a detached house or 3 metres on a semi detached or terraced house, extendable to 8 metres and 6 metres under the larger home extension prior approval route, subject to height, eaves and boundary limits. Building regulations approval is always needed, and on a semi or terrace the Party Wall etc. Act 1996 usually applies, with two months’ notice for party wall works and one month for excavation within three metres of a neighbour’s structure. We check the constraints on your address before any design work starts.
Because so much Tamworth housing is semi detached or terraced, the Party Wall etc. Act 1996 applies more often here than on detached stock. If you are building on or against the boundary, cutting into a shared wall, or excavating foundations within three metres of a neighbouring property, notice is required: two months for party wall works, one month for excavation. We raise this at consultation rather than leaving it to become a delay.
Tamworth sits at the confluence of the River Tame and the River Anker, and parts of the borough are within Environment Agency flood zones, particularly nearer the rivers at Bolehall, Amington and the Lady Bridge area. Where a property sits in a flood zone a proposed extension may need a flood risk assessment and specific design measures. It is far cheaper to find that out at design stage than at building control stage, so we check it up front.
We quote every town on the same 2026 rates. Cost is driven by size, ground conditions, structural work in the existing house, glazing and finish level, not by postcode.
A 15 to 25 m² rear or side extension, including VAT. Most kitchen diners sit here.
Find out more →25 to 40 m² of new ground floor space, often with bifolds, roof lanterns and a knock through into the existing house.
Find out more →Two floors, 40 to 60 m² in total, typically a kitchen diner below and a bedroom with en suite above.
Find out more →Figures include VAT and cover the building work finished to a good standard. Kitchens, bathrooms, bespoke glazing and landscaping are priced separately as provisional sums so you can see them. They are a realistic planning range, not a quote: your number comes from your own drawings and an itemised breakdown. See our project investment guide for the full picture.
A single storey kitchen extension in Nailstone: vaulted ceiling with roof lights, bifold doors to the garden and an island at the centre of the new room, with the kitchen, dining and living space planned as one.
Nobody signs anything until the price is real. Every stage is a small step, so you are never asked for a big commitment on a vague number.
We visit, look at the property and talk through what you want. You get a written budget range built from your ideas or early drawings, at no charge.
If you need drawings we introduce architects we trust, then handle planning, building regulations and the structural engineer with them.
Before the price is fixed we recommend an independent quantity surveyor measures the final drawings line by line. It costs £240 plus VAT, refunded in full if you appoint us, and you keep the document either way.
The agreed takeoff becomes the project budget. You get a fixed quotation built from it, a written contract and stage payments tied to progress, never paid ahead of the work.
One point of contact, a schedule at the start of every week, both directors’ numbers, and any change agreed in writing before it happens. Sites are kept clean for you and your neighbours.

“Had Parker Grears to convert our garage into bedroom bathroom and utility, we can highly recommend this company for their punctuality and quality of workmanship was excellent. Any problems that arose were quickly resolved. We are pleased with the finished project.”
“Sean and his team did a great job repairing a garage after someone ran into it. Turned up on time and all work done as quoted. Site cleaned and left as it was previously. Definitely recommend them and would use them again.”
“At the start of each week we were given a schedule and that’s what happened, no false promises made. Their attention to detail, costs, and timing was just right, it felt like they were doing the work on their own properties they took so much care.”
In much of the borough a modest single storey rear extension falls within permitted development and does not need a planning application. If your property is in the town centre or castle conservation area, is listed, or has had permitted development rights removed, a full application to Tamworth Borough Council will be needed. We confirm which applies to your address before any design work.
Converting an integral or attached garage into habitable space is usually permitted development, provided you are not enlarging the building and the property has not had its rights removed. Building regulations approval is always required, because the floor, walls, insulation, ventilation and often drainage must all be brought up to habitable standard.
Most 15 to 25 m² single storey extensions come out between £50,000 and £80,000 including VAT, larger single storey or wraparound extensions between £80,000 and £130,000, double storey extensions between £110,000 and £175,000, and garage conversions from £14,000 to £55,000.
